Mivida vs Uptown Cairo is a choice between two ways of living from one developer, Emaar Misr. Mivida offers green, school-led family life on Road 90 in New Cairo, with 80% of its 890 feddans left as open space. Uptown Cairo offers height, golf and a central address, 200 metres above sea level in Mokattam.

Both are mature, largely built communities, so most buyers today enter through resale. That makes the decision practical. Where do you work, where do your children study, and how do you want to spend the weekend? This guide compares the two on facilities, amenities, drive times and October 2026 asking prices.

What is the difference between Mivida and Uptown Cairo?

They share a developer but not a brief. Mivida, in the Golden Square area of New Cairo’s Fifth Settlement, was planned around landscape. Its masterplan takes the shape of a green leaf, its landscape design is by The Collaborative West, and its homes, by architects JZMK, draw on Santa Barbara, Tuscan and Andalusian styles.

Uptown Cairo, on the Mokattam plateau, was planned around elevation and golf. Emaar Misr organises it into gated villages and finishes its homes in a Spanish idiom: red-tile roofs, stucco walls and rounded arches.

One naming trap before going further. Mivida is not Mivida Gardens. Mivida Gardens is a separate, newer Emaar Misr community of about 500 feddans in East Cairo. This comparison covers the original Mivida on Road 90.

Who should choose Mivida, and who should choose Uptown Cairo?

Choose Mivida if your week runs east. The American University in Cairo campus, the Suez and Sokhna roads and the New Administrative Capital all sit within Emaar Misr’s quoted 30 minutes. Two international schools and a hospital complex are inside the gates, which can cut the daily school run for families enrolled there. The East Nile Monorail, carrying passengers since May 2026, also has a Golden Square station.

Choose Uptown Cairo if your life sits in the older city. Heliopolis, Nasr City, Maadi, Zamalek and Downtown all fall within 35 minutes on Emaar Misr’s figures. Add the golf course and the views, and Uptown Cairo suits golfers, executives with central offices and buyers who want space and height without leaving Cairo proper.

How do Mivida and Uptown Cairo asking prices compare?

On asking prices, the two communities overlap. When checked on 11 October 2026, Aqarmap displayed an average apartment asking price of EGP 97,400 per sqm for Uptown Cairo. Its displayed average for Mivida apartments in October 2026 was EGP 110,300 per sqm.

The spread inside each community is wider than the gap between them. Uptown Cairo apartment listings on Aqarmap mostly ran from about EGP 82,700 to EGP 142,500 per sqm. Mivida apartment listings sampled the same month ran from about EGP 101,500 to EGP 161,700 per sqm. View, floor, finishing, furniture and sub-phase drive those differences. Asking prices are not sale prices, so treat neither average as proof of a premium.

What are the risks in the Mivida vs Uptown Cairo decision?

How does D5 Realty approach this choice?

The useful question is not which community is better. It is which commute, which school, and which view. We start with the two drives a family makes every weekday, then shortlist same-size resale units in both communities so the comparison is like for like. For the wider New Cairo picture, see our guide to investing in New Cairo, and for buyers comparing Cairo with the coast, our note on the best property for investment in Egypt. Final Word

The Mivida vs Uptown Cairo decision is less about quality, since one developer stands behind both, and more about geography and routine. Mivida keeps school, work and health care inside one New Cairo community. Uptown Cairo trades that for golf, height and a central address.

Frequently Asked Questions

Mivida is the stronger family fit on paper. It has two named international schools inside the gates, Repton British School and ESNK German School, plus Eterna Healthcare City and three clubhouses. Uptown Cairo has a school and 17 community centres, but its strongest draws are golf and a central location.

On Aqarmap’s October 2026 averages, Uptown Cairo apartments were listed at about EGP 97,400 per sqm and Mivida apartments at about EGP 110,300. Listings inside each community vary far more than that gap, so compare same-size units with similar views and finishing before concluding either is cheaper.

Yes. Uptown Cairo is built around an international golf course that runs through its valleys and slopes. Emaar Misr says the Uptown Golf Clubhouse received Golf Inc. magazine’s Clubhouse of the Year award. Mivida has no golf course; its landscape centres on lakes, wadis and walking trails instead.

No. Mivida is Emaar Misr’s established community of about 890 feddans on Road 90 in New Cairo’s Fifth Settlement. Mivida Gardens is a separate, newer Emaar Misr community of about 500 feddans in East Cairo. Listings sometimes blur the two, so confirm the community name on every contract.

Emaar Misr quotes 7 minutes in its Uptown Cairo brochure and 10 minutes on its website. Today’s access runs via Emaar Drive and the East Road. The brochure also describes a planned second phase of Emaar Drive to Mehwar El Shaheed, which would add a more direct link once it opens.
