Egypt Red Sea property is more practical for European buyers than the map suggests. Direct flights reach Hurghada in about 4 to 5.5 hours, some one-way fares started at €46 to €49 for November 2026 dates, and Soma Bay and Ras Soma sit about 45 and 55 km south of Hurghada International Airport.
This guide follows the buyer’s route: a flight to Hurghada, a road transfer south, a viewing trip, and the return visits that make a second home worth owning. Where sources disagree, both figures are shown.

How easy is it to fly from Europe to Hurghada?
Hurghada International Airport handled 9.6 million passengers in 2024, according to the Egyptian Airports Company, and 2,131,400 in August and September 2026 alone, up 6.1% year on year, according to the Ministry of Civil Aviation.
| Market | Example routes to Hurghada | Airline | Season / frequency |
| United Kingdom | Birmingham, East Midlands, Glasgow, Leeds Bradford, London Stansted, Manchester | Jet2 | Year-round from 11 Feb 2027; 18 weekly flights |
| United Kingdom | Newcastle | easyJet | Winter; twice weekly from 27 Oct 2026 |
| United Kingdom | London Luton; London Gatwick | Wizz Air | Luton operating; Gatwick weekly from 11 Jan 2027 |
| Central and Southern Europe | Budapest, Rome Fiumicino, Sofia, Katowice, Wroclaw | Wizz Air | Budapest 3 weekly; others with fares listed for autumn 2026 to early 2027 |
| Norway | Oslo | Air Cairo | Winter 2026; weekly (Sundays) |
Google Flights lists Budapest to Hurghada nonstop at about 4 hours; published Wizz Air schedules show London at about 5 hours 10 to 25 minutes. On Wizz Air’s fare pages in October 2026, one-way fares started at €49 from Rome and €46 from Sofia for November 2026 dates, and Trip.com showed a direct London return from £121 for 9 to 16 December 2026.
Two low one-way fares can put a return trip in the €100 to €120 range on some routes and dates. That is a possibility, not a rule: fares move with departure city, airline, season, booking date, baggage and availability. The point for a buyer is that a viewing trip need not be a major expense.
Where are the destinations in relation to Hurghada and Cairo?
Picture the coast as a line running north to south. El Gouna sits at the northern end. Hurghada city and its airport sit in the middle. Heading south from the airport along the Hurghada to Safaga road you reach Soma Bay, Marassi Red Sea (in the Soma Bay area) and Ras Soma, before the port town of Safaga. Soma Bay is therefore closer to Hurghada than to El Gouna: the drive between them passes through Hurghada.
A car is optional. Taxis and pre-booked transfers run at Hurghada Airport 24 hours a day, according to transfer operator Suntransfers. Wikivoyage notes there is no public bus into Soma Bay, but a free shuttle links its hotels, golf course, spa and water-sports centres.
Cairo is a second gateway: EgyptAir, Air Cairo, Nile Air and Nesma Airlines operate around 50 flights a week to Hurghada, each about 1 hour; the road trip is about 450 km and 5 to 6 hours.
El Gouna, the year-round precedent
How do Marassi Red Sea, Ras Soma and Soma Bay differ?
Marassi Red Sea. Emaar Misr signed the project in September 2025 with Saudi and Emirati partners, valuing it at about EGP 900 billion (USD 18.6 billion). It covers 2,426 feddans, with 12 hotels and three marinas planned and delivery targeted within four years. It is off-plan: a buyer judges the site, sales centre and contract.
Almaza Bay Ras Soma. Travco Properties places it 55 km south of the airport. The Steigenberger Resort Ras Soma already operates on site, so buyers can stay inside the destination while viewing. Travco publishes no delivery date, so the contractual date matters.
Soma Bay. A 10 million sqm peninsula developed by Abu Soma Touristic Development Company since the early 1990s, with five operating hotels (Kempinski, The Cascades, Robinson Club, Sheraton and The Breakers), a Gary Player-designed golf course, a spa and a marina. It is the only one of the three with an established resale market.

Why visit before buying Egypt Red Sea property?
- Fly direct to Hurghada and transfer south on the same day.
- View all three destinations in two or three days: on published distances, Soma Bay and Ras Soma sit about 10 km apart on the same coast.
- See the beach, the sea and the evenings at the time of year you plan to use the home.
- Have an independent Egyptian lawyer review the contract before any deposit.
A visit tests what a brochure cannot: the walk to the beach, how built-up the surroundings are, and whether the delivery date is written into the contract.

Is Egypt’s Red Sea a year-round destination?
For winter use, the numbers are strong, and they are what make a Red Sea home usable outside the European summer.
| Measure (January unless stated) | Value | Source type |
| Hurghada average daily high | 22.2°C | WMO/NOAA 1991 to 2020 normals |
| Alexandria average daily high | 18.4°C | WMO/NOAA 1991 to 2020 normals |
| London Heathrow average daily high | About 8 to 9°C | 1991 to 2020 daily averages, Extreme Weather Watch |
| Hurghada sea temperature | About 22°C | Aggregated estimate (Wikipedia, WeatherSpark) |
| Hurghada average daily high, July / August | 37.4°C / 37.5°C | WMO/NOAA 1991 to 2020 normals |
December and February averages run at 23.8°C and 23.5°C, and Hurghada records about 7.9 mm of rain a year. Summer is the trade-off, with highs above 37°C. Airlines follow the pattern: easyJet, Wizz Air and Air Cairo have added winter routes, and Jet2 has committed to year-round flights from six UK airports.
What should foreign buyers know before purchasing Egypt Red Sea property?
Foreign nationals can buy residential property in Egypt, including on the Red Sea coast around Hurghada. Under Law 230 of 1996, as summarised by Andersen Egypt and the General Authority for Investment (GAFI):
- A foreign owner may hold up to two residential properties, each up to 4,000 sqm.
- The property may not be sold for five years from acquisition.
- In North and South Sinai, non-Egyptians hold usufruct rather than freehold. Hurghada, Soma Bay and Safaga are in the Red Sea governorate.
- GAFI lists separate provisions for some Red Sea tourist areas, so check the rules for the specific project.
Ownership is registered with the Real Estate Registration and Notarisation Authority; official fees run from EGP 500 to EGP 3,900 plus an EGP 100 form, under 2022 amendments reported by Ahram Gate. The 2.5% disposal tax under Law 151 of 2026 is normally the seller’s cost. This is general information, not legal advice: confirm current rules with an Egyptian property lawyer.

- How long is the flight from Europe to Hurghada?
Most direct flights take about 4 to 5.5 hours. Google Flights lists Budapest to Hurghada nonstop at about 4 hours, and Wizz Air schedules show London to Hurghada at about 5 hours 10 to 25 minutes. Itineraries with a connection can exceed 10 hours. (Google Flights; Trip.com; momondo, October 2026)
- How much does it cost to fly from Europe to Hurghada?
It varies widely. On Wizz Air’s fare pages in October 2026, one-way fares started at €49 from Rome and €46 from Sofia for November dates, and Trip.com showed a direct London return from £121 in December 2026. Peak dates, baggage and connections raise prices. (Wizz Air; Trip.com)
- How far is Soma Bay from Hurghada Airport?
About 45 km. Wikivoyage puts Soma Bay 45 km south of Hurghada International Airport, with a drive of about 50 to 65 minutes depending on traffic and hotel. Somabay’s own marketing quotes 30 minutes, so plan around the longer figure when booking flights. (Wikivoyage; Somabay)
- How far is Marassi Red Sea from Hurghada International Airport?
About 30 minutes, according to the figure Emaar Misr gave at the project’s signing in September 2025. Emaar Misr has not published a road distance, so treat 30 minutes as the developer’s estimate rather than a timed run, and test the transfer during a viewing trip. (Ecofin Agency)
- Is Soma Bay closer to Hurghada or El Gouna?
Soma Bay is closer to Hurghada. It lies about 45 km south of Hurghada International Airport, while El Gouna lies north of Hurghada city, about 30 minutes from the airport. Driving between Soma Bay and El Gouna means passing through Hurghada. (Wikivoyage; Orascom Development)
- Can foreigners buy Egypt Red Sea property?
Yes. Under Law 230 of 1996, non-Egyptians can own built residential property in Egypt, including on the Red Sea coast around Hurghada, up to two homes of 4,000 sqm each, with a five-year resale bar. Sinai is different: non-Egyptians hold usufruct there. (Andersen Egypt; GAFI)
- What costs should foreign buyers consider besides the price?
Plan for legal fees, registration, furnishing and annual service charges. Official registration fees run from EGP 500 to EGP 3,900, plus an EGP 100 form, under 2022 amendments. The 2.5% disposal tax under Law 151 of 2026 is normally a seller’s cost. (Ahram Gate; Law 151 of 2026)
- Can you swim in the Red Sea in winter?
Yes, for most swimmers. Aggregated data puts the sea at Hurghada around 23°C in December and 22°C in January. No meteorological authority publishes a Red Sea sea-temperature normal, so treat these as estimates; daytime highs of 22 to 24°C make the beach usable. (Wikipedia climate data; WeatherSpark; WMO/NOAA)
- How long should a property-viewing trip be?
Three to four days suits a first visit covering several developments. On published distances, Soma Bay and Ras Soma sit about 10 km apart on the same coast, and Marassi Red Sea is in the Soma Bay area, so one base covers all three. A weekend works for a single development.
