One number should frame any Red Sea property investment decision. On STR and CoStar data, occupancy at Egypt’s branded hotels went from 66.9 per cent in 2019 to 64.5 per cent in 2024 while room rates in Egyptian pounds rose 274 per cent. In dollars the same rate went from roughly 85 to 98 a night.

That is a currency event, not a demand event. It does not make the Red Sea a bad buy. It means the headline growth you have been shown is mostly the pound falling, and that the case has to be made on something else. What follows is every figure we can source, and the five tests we put to a client before they sign.

Emaar Marassi Red Sea, the 18 billion dollar bet

What Do Occupancy Figures Say About a Red Sea Property Investment?

There are two sets of numbers and they disagree by thirty points. Both are real. Anyone quoting only one of them is selling you something.

Year Occupancy ADR, EGP Source
2019 66.9% 1,328 STR / CoStar, branded hotels, all Egypt
2023 64.8% 3,355 STR / CoStar
2024 64.5% 4,965 STR / CoStar, published 5 Aug 2025

Against that, named Red Sea industry figures report far higher. Ramy Fayz of the Red Sea Hotels Chamber and Pickalbatros’s regional director put many Hurghada hotels near 90 per cent in September 2026, October projected at 85 to 90. Mohamed Falla of the Red Sea Tourism Investors Association put early January 2026 at 82 to 85 per cent.

Both can be true. STR covers branded hotels nationally, weighted towards Cairo; the chamber figures are peak-period claims by hoteliers about their own properties. Neither is a monthly series, because Egypt publishes none: the Ministry’s data by governorate is annual and ends in 2015, when Red Sea governorate stood at 36.9 per cent.

What this means for a buyer: you cannot underwrite on an occupancy number, because no auditable Red Sea figure exists. Treat every percentage as a claim with a name attached, and ask whose property and which week.

What Rental Yield Can I Expect?

Nobody knows, and anyone quoting 8 to 12 per cent has made it up. No audited rental yield exists for any Egyptian Red Sea project. Global Property Guide’s Hurghada figure of 7.29 per cent is median asking rent over median asking price on twelve-month residential lets, which is not what a holiday chalet does, and Hurghada has since dropped off their page.

The nearest thing to evidence is Somabay’s own rental operation. Stayr Somabay, listed on somabay.com as the resort’s Bay Life home rentals programme, publishes nightly rates of USD 116 to 158 across 90 rooms. For occupancy, the only figure available is third-party Airbnb aggregator data for Hurghada as a whole, which puts it at 35.2 per cent with annual revenue of USD 4,103 per listing. That covers the whole city including budget flats rather than branded resort product, and we use it because nothing better exists.

Run the arithmetic honestly and the range is 3 to 7 per cent gross. USD 137 a night at 35 per cent occupancy is about USD 17,600 a year: 3.2 per cent against a Somabay unit asking USD 550,000, 7.3 per cent against a Mesca chalet asking EGP 12.6 million. Both gross, before management commission, service charge, utilities, furnishing, insurance and the weeks you use it yourself. Our calculation, from published rates and published asks.

And hold onto this: Hurghada short-let supply tripled in a year while occupancy sat at 35.2 per cent. Rental stock is arriving faster than demand for it.

How Do the Three Projects Compare?

None of the three developers publishes a price, a price per square metre or a payment plan. We checked all three official sites on 6 October 2026. Every figure in circulation is a portal quote.

Somabay is the only one with a track record, and its operating performance is undocumented. No occupancy, rate or revenue figure exists from STR, Colliers, JLL, Knight Frank, Savills or the company itself. The resort with decades of trading is the one we can tell you least about.

Marassi Red Sea has the scale and the money: phase one sales above EGP 80 billion and roughly EGP 20 billion of construction awarded across three contractors, per Enterprise on 15 September 2026. It also has nothing standing on site and a 2029 handover on its first villas.

Almaza Bay Ras Soma sits between them, with a five-star hotel already trading on the land and a delivery date portals place anywhere between 2027 and 2030 while Travco publishes none. On Travco’s own figures it has delivered 724 of nearly 2,000 units at Almaza Bay on the North Coast since 2014, about 36 per cent in twelve years.

Can I Sell a Red Sea Property Investment Again?

We could not find one documented Red Sea resale with both an original purchase price and a resale price. Not one, in English or Arabic, across press, research firms and portals. No Egyptian coastal resale index exists. That is why this article prints no appreciation percentage, and why you should distrust any that does.

What we can see is asking prices. At Ras Soma on 6 October 2026 a ready 124 square metre resale chalet asked EGP 9.7 million, about 78,000 per square metre, against an off-plan 121 square metre chalet at EGP 14.2 million, about 117,000. That looks like a 33 per cent discount until you notice a second Ras Soma resale in the same capture asking 156,000. They point opposite ways: there is no observable resale price level.

Somabay’s secondary market is the deepest of the three and has started pricing in hard currency. Alongside EGP asks of 131,000 to 247,000 per square metre, resale listings now appear in dollars and euros. One 120 square metre unit asked USD 550,000, about 240,000 EGP per square metre, roughly double the pound-quoted first-sale asks. Either sellers are pricing to a foreign buyer or the pound asks are stale.

What Are the Real Risks of a Red Sea Property Investment?

Four, in the order we would weigh them:

The currency is the one that decides the maths. The pound went from 47.71 in December 2025 to 52.41 on 5 October 2026, about 9 per cent inside this year. A unit held since 2014 needs to multiply roughly 7.3 times in pounds just to stand still in dollars. On Global Property Guide’s series Egyptian house prices were down 4.8 per cent in real terms in 2024 and up 0.67 per cent in October 2025.

Supply, landing on this exact road. Qatari Diar is reviving a 29 million square metre site on the Hurghada to Safaga road, the same corridor as Ras Soma and Marassi Red Sea, after holding it about twenty years. On W Hospitality Group’s count Egypt has 45,984 hotel rooms in its pipeline with 23,622 under construction, and the Red Sea Governor said roughly 11,000 entered service in his governorate between January and July 2026 alone.

Delivery, and note where the evidence comes from. Neither Emaar nor Travco has delivered anything on the Red Sea yet, so the record to judge them on is the North Coast: Emaar’s Vida Marina opened 17 months late, and Travco has handed over 724 of nearly 2,000 units at Almaza Bay since 2014. Neither is disqualifying; both are things to price in.

Marine safety, which matters more here than geopolitics. A tourist submarine sank off Hurghada on 27 March 2025 killing six, the Sea Story went down in November 2024, and a March 2024 Maritime Survey International assessment described the sector as operating with little to no regulation.

Regional risk is real and measurable: April 2026 arrivals fell about 16 per cent year on year, and the Cabinet cut airport fees at Hurghada and Sharm for June to August 2026 in response. On the shipping crisis, Suez Canal revenue fell from USD 10.25 billion to USD 3.99 billion, but no source we found links that to Red Sea tourist arrivals. The link is absent from the record, which is not the same as absent.

So What Is the Case For Buying?

The demand side is strong, and it is the best part of the case for a Red Sea property investment. Hurghada took about 3 million tourists in January to August 2026, up 3 per cent, across roughly 50 nationalities, led by Germany at 825,800, Russia at 638,800, Poland at 303,000 and the UK at 245,700. Airport traffic in August and September 2026 was 2,131,400 passengers, up 6.1 per cent, on the civil aviation minister’s own figures.

Capital is being committed to the winter as well as the summer. Jet2 has placed Hurghada inside its winter sun programme and committed to year-round flying from six UK airports from February 2027, and TUI’s own release describes Cardiff to Hurghada as giving year-round flying from Wales to Egypt. That is a structural difference from the North Coast, where the chairman of the hotel chamber says 80 to 85 per cent of properties close for the winter.

The roads are already built, too: Suez to Safaga dualised in 2016, Safaga to Marsa Alam in 2019. No road project is outstanding on this coast.

What Should I Check Before I Buy?

Test What to ask for, in writing
1 The price list Dated, from the developer, with built-up area, plot area and price per sqm. Not a broker screenshot
2 The handover date Contractual, per phase, with the penalty if it slips
3 The rental programme Commission, revenue split, service charge, availability obligation, and its historical occupancy
4 The currency What the return looks like in your currency, not in pounds
5 The tax position A second home gets no property tax exemption, and 2.5 per cent is due on exit

Test three is the one almost nobody asks and the one that decides it. If a developer will not show you historical occupancy for its own rental programme, that is your answer about the yield.

Final Word

A Red Sea property investment in 2026 is a bet on a destination that is measurably growing and a return nobody has documented. Those are two different things and should be priced differently. If you want a home on the best water in Egypt with twelve months of use, the case is good. If you have been sold a yield, ask for the rental programme’s own numbers and watch what happens. Contact D5 Realty and we will put the real price lists, delivery dates and terms in front of you, including the parts the brochure leaves out.

Frequently Asked Questions

The demand side is strong: Hurghada took about 3 million tourists in January to August 2026, up 3 per cent, and two UK carriers have committed to year-round flying from 2027. The return side is unproven, because no audited yield or resale series exists. Judge it on usable asset value, not promised return.

No audited figure exists. Our arithmetic from published nightly rates and asking prices lands between 3 and 7 per cent gross, before commission, service charge, furnishing and voids. Any broker quoting 8 to 12 per cent has no data behind it. Ask for the rental programme’s historical occupancy instead.

They answer different questions. Somabay has decades of operation and the deepest resale market. Almaza Bay Ras Soma has a five-star hotel already trading on site. Marassi Red Sea has the largest scale, EGP 20 billion of construction awarded, and nothing built yet.

In Egyptian pounds, yes. In dollars, nobody can say, because no documented resale with both an original and a resale price exists for any Red Sea project. The pound has lost about 86 per cent of its dollar value since 2014, so pound growth is not a gain.

Yes. A second home gets no property tax exemption, so it is taxed at 10 per cent of net annual rental value under Law 196 of 2008 as amended by Law 3 of 2026. On sale, the seller pays 2.5 per cent of the gross price within 60 days.
