Every gated neighbourhood Red Sea brochures sell calls itself an integrated destination. There is a simple test that separates the ones that are from the ones that intend to be: is there a school, and is there a clinic? On that test, of the three best-known communities, one passes and two do not.
Soma Bay passes, and it only started passing in November 2025. Almaza Bay Ras Soma and Marassi Red Sea do not, today. Integration on this coast is real, but it is rare and it is slow: El Gouna was founded in 1989 and is still the only one that fully qualifies.
How the Red Sea became a year-round destination
What Makes a Gated Neighbourhood Red Sea Families Can Live In?
Hotels, pools and a beach club make a resort, not a gated neighbourhood Red Sea families can settle into. What turns a resort into somewhere people live is duller: somewhere to send a child in September, and somewhere to go at two in the morning when one of them has a fever. So we applied four questions to the three projects, plus El Gouna as the benchmark, using only what each developer and each named operator publishes.
| El Gouna | Soma Bay | Ras Soma | Marassi Red Sea | |
| Operating hotels | 18 | 5 plus one independent | 1 | None |
| School on site | Yes, ages 4 to 18 | Yes, two, to Grade 9 | None published | One unnamed facility planned |
| Medical on site | 40-bed hospital | 24-hour clinic | None published | None named by Emaar |
| Marina | 4, 600-plus berths | Yes, expanding | Planned | Planned |
| Verdict | Integrated | Integrated | Hospitality | Masterplan |
From each developer’s own site and each operator’s own site, captured 29 October 2026, plus Orascom Development’s figures of 14 August 2025 for El Gouna. Marassi Red Sea’s education row is a single amenity tile on Emaar’s masterplan page with no operator named.
Note what the test is not. It is not about which project is most beautiful or best priced. It is about whether a family could move in and carry on with an ordinary year.
Soma Bay: The One Gated Neighbourhood Red Sea Buyers Can Already Live In
The Soma Bay gated neighbourhood Red Sea community crossed the line on 23 November 2025, when GEMS International School Somabay opened. It is run by Somabay with Egypt Education Platform, and it is EEP’s first GEMS school on the Red Sea coast. It teaches an international curriculum aligned to American standards, with Singapore Math, from Pre-K to Grade 9.
One number from the opening matters more than the rest. Of the 120 pupils in its first year, Somabay Group chief executive Ibrahim El Missiri said half come from outside Somabay. That means roughly sixty resident children, which is the first hard evidence anyone has published of families living on the peninsula.
A second school, Kompass Somabay, also operates: trilingual in English, German and Arabic, ages one to ten, on the International Primary Curriculum.
| What operates at Soma Bay | Detail |
| Five hotels in the Somabay collection | Kempinski 325 rooms, Sheraton 326, The Cascades 166, Robinson 348 by room type, The Breakers 173. Three are run by international operators: Kempinski, Marriott and TUI’s ROBINSON |
| Two schools | GEMS International School Somabay, Pre-K to Grade 9, opened November 2025. Kompass Somabay, ages 1 to 10, trilingual |
| A 24-hour medical clinic | At the Marina, on Somabay’s own site: health care, emergency support, checkups and lab tests |
| Golf | The Cascades, 18 holes, par 72, designed by Gary Player, with a golf academy |
| Spa | Cascades Spa and Thalasso: 7,500 sqm, a 750 sqm hydrotherapy pool, 65 treatment rooms |
| A licensed marina | Licensed under Prime Minister Resolution 1847 of 2020, 28,060 sqm in total, with an expansion under construction |
| Diving | The Breakers is a dive-dedicated hotel, most of its rooms facing the house reef |
| 18 to 19 residential projects | Named on Somabay’s own property pages, from Mesca and Reef Town to Nautilus and Blanca |
From somabay.com, kempinski.com, marriott.com and the Egyptian Ministry of Transport, captured 29 October 2026, and from Egypt Education Platform, Invest-Gate and Zawya for the school opening of 23 November 2025. The five-hotel room total is our own addition of five separately published counts; Somabay publishes no portfolio figure.
Three limits, because they are real. There is no Grade 10 to 12 provision: a family with a sixteen-year-old cannot school them there, and GEMS’s K-12 capacity is a 2027 target. The clinic is a clinic, not a hospital, with no published beds or staffing, and no hyperbaric chamber is listed on a peninsula that sells diving. And the school states it is working toward Cognia accreditation rather than holding it.
The fourth limit is the strangest. In more than thirty years, Abu Soma Development Company has never published a delivered-unit count, a resident number or a financial statement. Soma Bay is an integrated destination of unknown size.
Somabay: Egypt’s Red Sea peninsula enters a new era
Travco: A Gated Neighbourhood Red Sea Operator Without the Services
Travco runs more rooms than any other gated neighbourhood Red Sea developer in this comparison. On its own figures the group runs more than 68 hotels with 18,859 rooms, 28 Nile cruise ships and around 700 vehicles, and brings in an average of 700,000 incoming tourists a year. It owns half of Air Arabia Egypt. Founded in 1979 by Hamed El Chiaty, it is a tourism business that also develops property, not the other way round.
But operating capacity is not integration. At Almaza Bay on the North Coast, Travco names nine hotels, every one of them an in-house Jaz or Travco brand, with no international third-party operator among them. No marina operates there. We found no school, clinic or medical facility published for any Travco community, on any of its four corporate sites.
At Almaza Bay Ras Soma, one hotel operates: the Steigenberger Resort Ras Soma, 55 kilometres south of Hurghada airport. The marina, the retail village, the green spine and the sports facilities are all masterplan. Travco’s own site describes Ras Soma as “primed to become” a destination, and we take the developer at its word on the tense.
One practical warning. Travco’s corporate site is currently rendering broken data, showing Ras Soma with zero units and zero square metres. Ask for figures in writing rather than reading them off the site.

Marassi: The Largest Gated Neighbourhood Red Sea Plan, All of It Residential
Marassi is the biggest gated neighbourhood Red Sea scheme being built on this coast. Emaar Misr signed it with Citystars Properties on 7 September 2025 at EGP 900 billion, around USD 18 billion, across 2,426 feddans. The masterplan promises twelve hotels, more than 500 retail and dining outlets, a 1.5 kilometre elevated infinity beach and a 400 metre pier.
What is in the ground is a different list. Every contract awarded so far is residential.
| Contractor | Value | Scope |
| Rowad Modern Engineering | EGP 7bn | 675 villas and townhouses, about 150,000 sqm, at Infinity Beach |
| Innovo | EGP 7bn | About 220 villas, about 100,000 sqm, at Island Living |
| Arab Contractors | EGP 5.7bn | 32 buildings, 750 units, at the Marina |
Enterprise, 15 September 2026, and MEED. Total awarded: about EGP 19.7 billion, all of it residential. No hotel, school, clinic, retail or marina package has been awarded.
On schools specifically, since that is the test. Emaar’s masterplan page carries one amenity tile reading “International Educational Facility.” There is no operator named, no curriculum, no capacity, no grade range, no opening date and no construction package. Compare Soma Bay, where the operator was announced, the opening was covered by the trade press and the head of Safaga City Council attended.
On healthcare it is thinner still. Emaar’s own amenity list names no hospital and no clinic, only a longevity and wellness centre. Where press coverage and the developer’s own page disagree, we follow the developer’s page, because it is the more conservative of the two.
The precedent worth knowing. Emaar’s Marassi on the North Coast went to auction in 2006 and delivered its first homes around 2010 to 2011. Today it has seven hotels against eleven planned, and Vida Marina opened seventeen months late. That is the fairest guide to how long the Red Sea version will take.

El Gouna: What a Finished Gated Neighbourhood Red Sea Community Looks Like
El Gouna is the gated neighbourhood Red Sea benchmark because it is the only one that has got there, and it was founded in 1989. On Orascom Development’s own figures of August 2025:
- More than 25,000 residents from over 50 nationalities
- 9,200 delivered units across 36.9 million square metres
- 18 hotels with 2,800 rooms, and four marinas with more than 600 berths
- One hospital: 40 beds, five departments, 16 clinics, 141 staff, 24-hour emergency, CT and MRI
- El Gouna International School, British curriculum, Cambridge IGCSE and A Level, ages 4 to 18, founded 1998
- Two golf courses and an Egyptian Premier League football club
Read the hospital and the school line together and the point lands. El Gouna is the only community on this coast where a family can school a child from four to eighteen and reach an emergency department without leaving. The town was founded in 1989.
Two corrections to claims that circulate: the TU Berlin campus is a graduate research campus of about 58 students, not a university, and the hospital is listed as an accredited partner by Temos rather than holding a named international accreditation.

Which Gated Neighbourhood Red Sea Projects Pass the Test?
| Community | Verdict | What decides it |
| El Gouna | Passes, fully | Hospital with 24-hour emergency, a school to age 18, 25,000 residents, founded 1989 |
| Soma Bay | Passes, with limits | Two schools and a 24-hour clinic since November 2025, but no Grade 10 to 12 and no hospital |
| Almaza Bay Ras Soma | Does not pass yet | One operating hotel. No school, clinic or marina published by Travco |
| Marassi Red Sea | Does not pass yet | Nothing operating. All EGP 19.7bn of awarded construction is residential |
Based only on what each developer and each named operator publishes, captured 29 October 2026.
None of this makes the two newer gated neighbourhood Red Sea projects bad buys. It makes them early. A buyer at Marassi Red Sea is buying a masterplan with EGP 19.7 billion of villas going into the ground behind it, which is a real thing to buy. A buyer at Soma Bay is buying into somewhere that already works. Those are different purchases and they should be priced differently.

Final Word
The phrase integrated destination is doing a lot of work in Red Sea marketing, and the gated neighbourhood Red Sea buyers are shown is usually a resort with a masterplan attached. The test is boring and it is decisive: a school and a clinic. El Gouna was founded in 1989 and passes it. Soma Bay has operated for more than thirty years and only passed last November. Contact D5 Realty and we will tell you which of these communities can carry a family year-round today, and which is asking you to wait.
Frequently Asked Questions
- Which gated neighbourhood Red Sea community has a school?
Two of them, Soma Bay and El Gouna. The Soma Bay gated neighbourhood Red Sea community has two: GEMS International School Somabay, Pre-K to Grade 9, which opened in November 2025, and Kompass Somabay for ages one to ten. El Gouna International School runs the British curriculum from age four to eighteen. Ras Soma and Marassi Red Sea have none.
- Does Soma Bay have a school?
Yes, two. GEMS International School Somabay opened on 23 November 2025, run by Somabay with Egypt Education Platform, teaching Pre-K to Grade 9 on an international curriculum aligned to American standards. Kompass Somabay covers ages one to ten, trilingual in English, German and Arabic.
- Which gated neighbourhood Red Sea community has a hospital?
No. Soma Bay has a 24-hour medical clinic at the Marina offering health care, emergency support, checkups and lab tests, per Somabay’s own site. No beds, staffing or operator are published, and no hyperbaric chamber is listed. The nearest hospital is in the Hurghada and El Gouna cluster.
- What is built at Marassi Red Sea today?
Residential construction only. Emaar has awarded about EGP 19.7 billion across three contractors: 675 villas and townhouses, about 220 villas, and 32 buildings of 750 units. No hotel, school, clinic, retail or marina package has been awarded, and none of the twelve planned hotels is operating.
- Does Marassi Red Sea have a school planned?
Emaar’s masterplan carries one amenity tile reading “International Educational Facility.” No operator, curriculum, capacity, grade range or opening date is published, and no construction package has been awarded for it. Treat it as a masterplan intention rather than a commitment until Emaar names an operator.
- Is Almaza Bay Ras Soma a gated neighbourhood Red Sea destination yet?
One hotel, the Steigenberger Resort Ras Soma, 55 kilometres south of Hurghada airport. The marina, the retail village, the green spine and the sports facilities are all masterplan. Travco describes Ras Soma on its own site as “primed to become” a Red Sea destination.
- How many hotels does Soma Bay have?
Five in Somabay’s own collection: Kempinski, Sheraton, The Cascades, Robinson and The Breakers, with published room counts of 325, 326, 166, 348 and 173. Three are run by international operators. Palm Royale also trades on the peninsula but is absent from Somabay’s own hotel collection.
- How long does a gated neighbourhood Red Sea community take to become a destination?
On the only two examples that have managed it, decades. El Gouna was founded in 1989 and today has 25,000 residents, a hospital and a school to age eighteen. Soma Bay has operated for more than thirty years and opened its first school in November 2025.
- Which gated neighbourhood Red Sea community is best for families?
El Gouna, on the evidence, because it is the only gated neighbourhood Red Sea community where a child can be schooled from four to eighteen and an emergency department is inside the town. Soma Bay works for families with younger children, since its schooling currently stops at Grade 9 and it has a clinic rather than a hospital.
- Is every gated neighbourhood Red Sea project an integrated destination?
No. The claim is marketing when applied to every gated neighbourhood Red Sea project as a class and accurate when applied to El Gouna and Soma Bay. Almaza Bay Ras Soma and Marassi Red Sea publish no school and no medical facility today, so they are resorts and masterplans rather than destinations.
